Choosing the property boundary in Site Scanner

Learn how to choose whether Site Scanner analyzes the official parcel or the estimated service area, for a whole project or one site, and how to draw a site's boundary yourself.

When Site Scanner analyzes a site, it needs to know where the site ends. The parcel boundary and the area you actually maintain aren't always the same. For example, a lawn may continue past the property line into a grass strip or toward the curb. The Property boundary setting tells Duranta which area to analyze.

The two options

  • Use the estimated service area from AI lets the AI extend the analysis beyond the property boundary to include areas such as easements, municipal sidewalks, grass strips and nearby lawn.

  • Use the official property boundaries keeps the analysis inside the confirmed property boundary and leaves out easements and nearby municipal areas.

Neither option is better in every situation. Use the official boundaries when you quote strictly to the parcel and don't want nearby municipal land in your measurements. Use the estimated service area when the work you maintain extends past the parcel line.

Set the default for a project

You choose the default when you create a Site Scanner project. Every site in the project starts with it.

1. Open Site Scanner and upload your CSV of addresses.

2. On the setup screen, choose an option next to Property boundary. New projects start with Use the estimated service area from AI.

3. Finish setting up the project and select Analyze.

For the full project setup, see How to create the first Site Scanner project.

Change the setting for one site

After the project is analyzed, you can change the setting for a single site.

1. Open the site from your project.

2. Select the imagery button at the bottom left of the map. It shows the imagery in use, for example Super HD — Feb 2026, or Imagery & AI Settings if no imagery has been chosen yet.

3. Under Property boundary, choose the option you want.

The change applies only to that site. Other sites in the project keep the project default.

The same menu has the other settings that affect the analysis:

  • Imagery: the aerial imagery the AI uses, listed by year, with Google Maps and Azure Maps as fallbacks. The imagery used for the current analysis is marked Used by AI.

  • AI model: the model that analyzes the site, such as Residential or Commercial - Fast.

Re-run the analysis after a change

Changing the property boundary doesn't change the current measurements right away. They stay the same until you re-run the AI.

When your settings are different from the last analysis, a button appears above the imagery button: Imagery changed — re-run AI if you chose different imagery, or AI settings changed — re-run AI if you changed the AI model or the property boundary. Select it to analyze the site again with the new settings.

💡 The button is hidden while the site is being analyzed. If the analysis can't start, Duranta shows We couldn't start the AI analysis. Please try again.

Draw the boundary yourself

If the parcel outline is wrong, you can correct it.

1. Open the site and select Adjust lot at the top left of the map.

2. Use the tools on the left to move, resize or redraw the outline: Select, Scale, Draw and Erase. Use the undo and redo buttons to step back or forward.

3. Select Done.

Duranta shows Lot adjusted. AI analysis will run automatically. and analyzes the site again. The outline you drew becomes the site's boundary, so the site switches to Use the official property boundaries. For more on the editing tools, see Editing a site in Site Scanner.

Existing projects

Projects created before this setting was added keep their previous behavior. The setting replaces the older automatic parcel prediction option. Use the official property boundaries works like turning automatic parcel prediction off.

The same imagery, AI model and property boundary settings are also available on properties outside Site Scanner. See AI options in the web app.
