Some properties are made up of more than one parcel. When you add a property in Duranta, you can select multiple parcel outlines and save them as one property boundary.
This helps Duranta analyze, measure, and quote the full job site instead of only one part of it.
When to use multiple parcels
Use this when a job site includes more than one recorded parcel.
Common examples include:
A commercial property where the parking lot is on a separate parcel
An HOA or apartment complex made up of several adjoining lots
A school, church, or campus with separate building and grounds parcels
A residential property where the owner also owns the empty lot next door
If you select only one parcel, Duranta measures only that part of the property. If you select all parcels that belong to the job, AI analysis and measurements cover the full site.
Add a property with multiple parcels
Start adding a property and enter the address.
When the map appears, zoom in until nearby parcel outlines appear.
Click a parcel outline to add it to the boundary.
Click the same parcel again if you need to remove it.
Repeat for every parcel that belongs to the job.
Click Confirm.
Parcel outlines only appear after you zoom in far enough. If you do not see any parcel outlines, zoom in closer.
Duranta merges everything you select into one property boundary when you save.
Parcels split by a road
Sometimes parcels are separated by a road, alley, or another gap. Since the road itself may not be part of either parcel, the selected boundary can become disconnected.
When this happens, Duranta shows this warning:
Selected parcels are not connected, click the road between them to join them
Confirm stays disabled until the boundary is connected.
To fix it, click the road or gap between the selected parcels. Duranta adds that area to the boundary and connects the pieces.
You can click the road or gap again to remove it.
Very large boundaries
If the combined boundary is very large, Duranta may show this warning:
Parcel boundary too large, AI measurements may not run for an area over 25 acres
The warning means AI measurements may not complete for a very large area. For large sites, select the parcels you actually service instead of every parcel the owner holds.
You can still save the property.
Owner of record
Duranta uses public parcel records to fill in the owner of record.
If the selected parcels have different owners of record, Duranta leaves the owner field blank instead of choosing one automatically.
Change the boundary later
Your parcel selection is only the starting boundary.
After the property is created, you can use Adjust lot to edit the merged boundary like any other property boundary.
Parcel outlines are hidden while the adjust tools are open, so they do not get in the way.
If you hand-edit the boundary and then add or remove another parcel, Duranta keeps your existing shape and applies the parcel change to it.
