How to access Schematic View in the Web App

Use Schematic view to replace the satellite photo with a clean, drawn version of the property.

💡 Schematic uses flat colors, crisp outlines, and simple tree shapes to make the property easier to read. It is useful for proposals, invoices, and any place where a clean plan-style map looks better than an aerial photo.

What is Schematic view?

Schematic redraws the property as a plan drawing instead of showing the satellite image.

It uses the same AI analysis that creates your measurements and property segments. Areas such as lawn, beds, driveway, roof, and pool are shown with flat colors and clean outlines.

The property and measurements do not change. Only the map style changes.

When to use Schematic view

Schematic view is helpful when satellite imagery is hard to read or does not look good in customer-facing documents.

Use it for:

Customer-facing proposals — a schematic map looks like a clean plan drawing instead of a satellite screenshot.
Busy or shadowed imagery — shadows, parked cars, and patchy grass are easier to ignore.
Showing service areas clearly — flat colors and clean boundaries make property segments easier to understand.

Before you start

Schematic view is created from the property’s AI segments, so the property needs a completed AI analysis first.

If the property has not been analyzed:

In the 3D view, the Schematic option does not appear in the Layers menu.
In the 2D map, the Schematic option may appear, but turning it on will not change the map.

Turn on Schematic view in the 2D map

Open the property.
On the map, click the Layers button in the bottom-right corner.
Turn Schematic on.

The map redraws immediately.

The Layers menu may also include:

Property boundary
AI segments
Trees
Bushes / Shrubs
Annotations
Install services
Maintenance services

Service layers appear when you are working inside a proposal.

Turn on Schematic view in the 3D view

Open the property.
Switch to the 3D view.
Open the Layers menu.
Turn Schematic on.

In the 3D view, the Layers menu may also include:

Sunlight — shows real sun position, shadows, and a time-of-day timelapse.
Show geometry — draws features as 3D shapes.
AI segments — shows the standard colored AI overlay.

Show geometry is unavailable while Sunlight is on because sunlight and shadows need real geometry.

Schematic and AI segments cannot be shown together

Schematic and AI segments are alternatives. The map shows one or the other, not both.

Turning Schematic on turns AI segments off.
Turning AI segments on turns Schematic off.

This is expected. Both views show the same detected areas, and showing them together would make the map harder to read.

Other layer options still work on top of Schematic, including property boundary, trees, bushes/shrubs, annotations, install services, and maintenance services.

Drawings stay visible on top

Measurements, shapes, offsets, and labels stay visible over Schematic view.

Turning on Schematic does not hide work you already drew. It only changes the map style underneath your drawings.

Schematic view on the property map is temporary

On the property map, Schematic is a session view setting.

If you leave the property or reload the page, the map returns to satellite view and Schematic turns off.

You can turn it back on anytime from the Layers menu.

The exception is a map block on a proposal. In a proposal map block, the Schematic setting is saved with the proposal.

Use Schematic view in proposals and invoices

Schematic view is available wherever a property map can be added to a document.

You can use it in:

Proposal map blocks — open the map block edit control and turn Schematic on. This choice is saved with the proposal, so the customer sees the schematic version.
Map images added to proposals or invoices — turn Schematic on in the map image picker before capturing the image.
Install drawing view — turn Schematic on while drawing an install when satellite detail makes tracing harder.
