How to Add a Property with Multiple Parcels in the web app

Learn how to combine multiple parcels into one property boundary, select several parcels at once, connect disconnected parcels, and adjust the boundary later.

Some properties are made up of more than one parcel. When you add a property in Duranta, you can select multiple parcel outlines and save them as one property boundary.

This helps Duranta analyze, measure, and quote the full job site instead of only one part of it.

When to use multiple parcels

Use this when a job site includes more than one recorded parcel.

Common examples include:

  • A commercial property where the parking lot is on a separate parcel

  • An HOA or apartment complex made up of several adjoining lots

  • A school, church, or campus with separate building and grounds parcels

  • A residential property where the owner also owns the empty lot next door

If you select only one parcel, Duranta measures only that part of the property. If you select all parcels that belong to the job, AI analysis and measurements cover the full site.

Add a property with multiple parcels

  1. Start adding a property and enter the address.

  2. When the map appears, zoom in until nearby parcel outlines appear.

  3. Click a parcel outline to add it to the boundary.

  4. Click the same parcel again if you need to remove it.

  5. Repeat for every parcel that belongs to the job.

  6. Click Confirm.

Parcel outlines only appear after you zoom in far enough. If you do not see any parcel outlines, zoom in closer.

Duranta merges everything you select into one property boundary when you save.

Select several parcels with one sweep

You can select several neighboring parcels in one motion instead of clicking them one at a time.

  1. Press and hold on the first parcel. Keep your mouse button down.

  2. After a short moment, the parcel turns orange. This means the sweep has started.

  3. Without letting go, drag across the other parcels you want to include. Each parcel you cross turns orange.

  4. Release to finish. Every parcel you crossed is added to the property.

While you hold, the hint at the top of the map changes to:

Keep holding and drag across parcels. Release to finish.

Remove several parcels with one sweep

Start the hold on a parcel that is already selected.

The sweep then removes parcels: every selected parcel you drag across is removed from the property.

The first parcel you hold determines the action:

  • Start on an unselected parcel to add parcels

  • Start on a selected parcel to remove parcels

Pan the map without changing the selection

A normal drag, without holding first, pans the map.

This works even if you start dragging on top of a parcel, so you can move around the map without changing your parcel selection.

Change the property location

Double-click the map where you want to move the property location pin.

💡A long press is now used to start a multi-parcel sweep, so it no longer moves the property location.

The hint at the top of the map reads:

Double-click the map to change the property location. Click a nearby parcel to add or remove it, or hold and drag to select several.

Parcels split by a road

Sometimes parcels are separated by a road, alley, or another gap. Since the road itself may not be part of either parcel, the selected boundary can become disconnected.

When this happens, Duranta shows this warning:

Selected parcels are not connected, click the road between them to join them

Confirm stays disabled until the boundary is connected.

This prevents the AI analysis from running on only one disconnected part of the site and returning measurements for only part of the property.

To fix it, click the road, alley, or gap between the selected parcels. Duranta adds that area to the boundary and connects the pieces.

You can click the connecting area again to remove it.

Once everything is connected, the warning disappears and Confirm becomes available.

Gaps inside your selection

If you select a ring of parcels but leave one parcel in the middle unselected, the middle parcel becomes a hole in the property boundary.

Holes are shaded the same way as the area outside the boundary, making it easy to see what is included and excluded.

If the hole is not intentional, click the parcel to include it.

Owner of record

Duranta uses public parcel records to fill in the owner of record.

If the selected parcels have different owners of record, Duranta leaves the owner field blank as Unknown owner instead of choosing one automatically.

Change the boundary later

Your parcel selection is only the starting boundary.

After the property is created, you can use Adjust lot to edit the merged boundary like any other property boundary.

Parcel outlines are hidden while the adjust tools are open, so they do not get in the way.
